Job Requirements:
  1. Handle full set of accounts.
  2. Preparation management and financial statement analysis reports.
  3. To prepare annual budget and to track and to ensure accuracy of the budget
  4. Responsible for month-end closing and meet reporting deadlines.
  5. Responsible to perform income/expense audit, assist in all aspect of accounting functions & monthly closing of accounts.
  6. Verification of payment, account and bank reconciliation, journals and intercompany reconciliation.
  7. Provide support to other general accounting functions and preparation of management reports.
  8. Responsible for journal entries and general ledger entries and preparation of final accounts for month end accounts closing
  9. Review and provide support for other accounting functions such as Accounts payable and receivables.
  10. Liaise with auditor, tax agent and company secretary, and preparation schedules for year-end annual audit.
  11. Preparation of weekly/monthly cash flow reports, statutory financial statements and consolidated accounts.
  12. Maintain proper financial reports and filing systems.
  13. Preparation of bank reconciliation, creditors’ reconciliation and debtor’s reconciliation.
  14. Timely and accurate issuance of cheques.
  15. Oversee the day-to-day operations of the administration unit and handle all administrative duties diligently and independently.
  16. Support to all departments in the area of administration as well as to ensure the office filling system on all documentations is in proper handling with regards to Standard Operating Procedure.
  17. Preparing monthly, quarterly & yearly budget reports and analysis schedule.
  18. Prepare tax estimate and ensure all tax payment is paid within the stipulated time frame.
  19. Ensure all accounting records and related documents are properly kept.
  20. Preparation of audit schedules and supporting documents.
  21. Preparing Invoices / Payments.
  22. Office Petty Cash Management.

Position Objective : Responsible for providing efficient technical support services and other administrative duties at the scheme. Job Requirements : 1) Organize and carrying out periodic checking of the mechanical equipments, i.e. water tank pump, sump pump, swimming pool pump, wet riser, intercom, etc to ensure that they are in good working condition. 2) Fully in charge of the trouble shooting of plumbing works for the common area, for the aforesaid apartment/condominium scheme. 3) Attending to owners’/occupants’ complaints with regard to electrical and plumbing related matters. 4) Supervising and liaising with various appointed maintenance and service contractors on the maintenance of electrical, mechanical and plumbing. 5) Carry out minor rectification works such as roof leaks, blockage of sewer line, painting of car parks, etc. for the common area. 6) To ensure that all common fittings are in good working condition. 7) Be on site whenever required at whatever time. 8) Perform other duties as deemed necessary by the Maintenance Supervisor, Building Manager and/or Property Manager. Position Objective : Responsible for providing leadership, management, see to the day-to-day smooth operation of the property management of the assigned project scheme (“the building”). Job Requirements : 1) Assist the Property Manager in maintaining a high standard of service delivery and efficient management, operation and administration of the building. 2) Report for duty at the building on time according to the employment terms and be on site whenever required at whatever time. 3) Assist the Property Manager in liaising between the various parties e.g. the Management Council/Management Body, owners/occupants, suppliers, service providers, local authorities, etc. 4) Coordinate and monitor the day-to-day maintenance duties/activities with the maintenance team and contractors/subcontractors/suppliers/agents, etc. 5) Supervise the project when contractors are doing repair or renovation works. 6) Inspect the grounds, common facilities and buildings to determine whether repairs or maintenance are needed. 7) Attend to complaints on operational matters by the owners/occupants tactfully and professionally and take appropriate rectification actions according to procedures herein. 8) Ensure that all service contracts are properly documented. 9) Ensure that all service contract works are carried out in accordance with the work specifications in the contract. 10) Ensure that the building operation system is fully implemented and complied with. 11) Assist the Property Manager to devise and implement emergency evacuation procedure in the building. 12) Carry out evacuation drill periodically as required. 13) Inspect the buildings regularly to ensure that the building fabric is maintained in accordance with the standards required. 14) Submit daily and monthly reports to the Property Manager on operations of the building and highlighting problems or defects that need attention. 15) Assist the Property Manager to devise an annual preventative programme for all services in the building. 16) Assist the Property Manager in preparing work specifications and building works necessary and calling for tender. 17) Devise a Job Requisition Form for use by occupants in the building for minor maintenance works. 18) Monitor and ensure that all licenses are renewed on/before due dates. 19) Monitor and ensure that all service and maintenance contracts are reviewed on/before due dates. 20) Ensure that up-to-date property particulars, drawings and list of inventories in the building are available at all time. 21) Assist the Property Manager in devising House Rules for the building and to ensure that these rules are adhered to by all owners/occupants in the building. 22) Responsible and accountable to keep updated stock inventory of maintenance tools, electrical items, parts and consumables. 23) Be on site whenever required at whatever time. 24) Perform other duties as deemed necessary by the Property Manager. Position Objective : a) Assist the Property Manager to efficiently and effectively manage the operational functions of the property management services and achieve departmental and business goals of the Company. b) Overall responsible for the proper functioning and maintenance of mechanical and electrical system installed at the Building. Job Requirements : 1) Actively involvement in the liaison with the management office, especially in the areas of liaison of administrative tasks such as preparation of reports, follow-up and check on status of work progress. 2) Supervising and liaising with various appointed maintenance and service contractors on the maintenance of building services, building fabric, cleaning service, external landscaping, etc. 3) Handle day-to-day complaints received from owners/occupants by having proper records and recommend solutions and actions to rectify the problems. 4) Ensure that all common fittings in the building are in good working condition. 5) Checking and testing of the various fire protection systems including hose reel system, hydrant system, carbon dioxide system, fire alarm system, portable fire extinguisher, power comer system and smoke ventilation system. 6) Periodic checking of lifts on ventilation system, lift doors, buttons, lighting and motors to ensure that they are in good working condition. 7) To carry out inspection and periodic testing of generator sets on fuel level, battery fluid level, battery charges, coolant level, temperature monitor, pressure monitor, oil pressure monitor, stop function, adjustment of clamp force, v-belt tension. 8) Checking and testing of intercom system which covers test sockets and connectors for good joints, input and output circuitries for open circuitry and short circuiting, clean contact for corrosion and check the system for functionality. 9) Checking and testing of swimming pool pumps to ensure that they are in working order. The works include inspection of strainer, pump basket, valves, underwater lights and control switchboard. 10) To check and ensure that the automatic gate function smoothly which includes ensuring that the motor is in good order, with no blocking of gate railing and switch functioning. 11) To check and ensure that all common areas lighting for the building are in good working order of which the works include changing of fused bulbs, setting of timer, replacing of blown fuse, trouble shooting of short circuit and safety precaution for all electrical installation. 12) Be on site whenever required at whatever time. 13) Perform other duties as deemed necessary by the Building Manager and/or the Property Manager. Position Objective: Overall accountable to set up, manage and monitor the full functions of Property Management and maintenance services at the property, to achieve the predetermined goals and objectives. Manage and maintain all properties that belongs to the building to the required standard and image to sustain its competitive edge in the market place. Job Requirements:
  1.  Develop and execute the company’s property maintenance program for the entire building.
  2. Administer the Join Management Body, Management Corporation’s Operational functions in compliance with the company’s and government’s rules and regulations.
  3. Develop, implement and monitor an effective and efficient property management system to maintain the building’s image and uphold property values.
  4. Manage the manpower planning for continuity of operational workflow within the department.
  5. Develop and execute the security program for all properties owned and managed by the company.
  6. Serve as advisory to strata title related matter.

  13. Oversee and managing the JMB/MC’s tenancy and licensing fee matters.
  14. Monitor and recommend on all requests for repair works before submission approval and negotiate with the contractors the contracts/quotations.
  15. Manage effectively all contract services and ensure all appointment of contractors, suppliers etc. are according to the company’s procedures.
  16. Oversee the calling of tender and ensure the contracts or items purchased are of the best price and in accordance with the approved budgets, policies and procedures.
  17. Verify and process payment to contractors on timely basis.
  18. Manage and handle all insurance matters including insurance coverage, renewals and claims.
  19. Set up and maintain property files including contract documentation, service manual, as-built drawings, etc.
  20. Develop and maintain register of petty contractors, suppliers and service contractors.
  21. Establish quality control of completed building and ensure all quality procedures are adhered to.
  22. Prepare reports and proposals to the JMB/MC and PMC.

Job Requirements : 1) Collection of maintenance and other charges from the owners/occupants by issuing monthly bill as appropriate. 2) To prepare summary of maintenance charges collected and to bank-in to the specific bank account daily. 3) To submit summary of monies collected from the owners/occupants to the related location as instructed by the Building Manager on daily basis. 4) To generate invoices, send reminder or phone owners/occupants to remind them to settle outstanding payment when it is due. 5) To check and verify all invoices and attached relevant documents to substantiate the claim from contractors / suppliers. 6) To prepare payment as instructed by the Building Manager and/or the Property Manager and attach with relevant documents to substantiate the claim from contractors / suppliers. 7) Receive and record all verbal and written complaints from the owners/occupants of the scheme. 8) Assist in requisition of office stationeries, stocks and petty cash. 9) Maintaining property files including contract documents, service manuals, master listing for owners/occupants, contractual services, as-built drawings, etc. 10) Keeping all correspondence records, index book, registration book, etc. 11) Maintaining of registration of contractors, suppliers and service contractors. 12) Be on site whenever required at whatever time. 13) Perform other duties as deemed necessary by the Building Manager and/or the Property Manager.
